An Ancillary or Accessory Dwelling Unit (ADU) is a small, independent residential dwelling unit located on the same lot as your home.

The Department of Housing Preservation and Development (HPD) Plus One ADU program combines low- or no-interest capital loans and construction financing grants provided by the New York State Homes and Community Renewal (NYSHCR) for eligible homeowners to build or convert ADUs on their property. 

 ADUs can be:  

  • Within the existing home, like a basement or attic apartment or conversion, or an in-law suite.  
  • A fully independent and detached structure, including basement apartments, attic conversions or in-law suites.

ADUs are designed to provide housing to family members or serve as an added source of income when rented as an additional unit.
